Land value follows access, and in Asansol access has meant one thing: how far you are from NH-2 and how long it takes you to get onto it. Almost everything else is commentary.
Fifteen years ago the stretch past Jubilee More was farmland with a few brickfields. What changed was not a single announcement but an accumulation: the highway upgrade, then schools opening on the corridor, then the retail that follows schools, then the buyers who follow both.
That sequence matters, because it is repeatable and you can watch it happening. Infrastructure comes first, institutions second, retail third, and price last. If you buy after the retail arrives, you are paying for all three.
What actually drove it
Three things, in order of impact.
- Travel time to the city centre falling below twenty minutes — the threshold at which a location stops being 'outside' Asansol.
- Schools. DPS on the corridor did more for surrounding land value than any commercial project, because it changed who was willing to live there.
- Reliable power and drainage. Unglamorous, but the difference between land people buy and land people look at.
Which stretches still have room
The honest answer is that the stretch immediately around Jubilee More has largely repriced. What we would look at now is the band just beyond it, where the road is in place and the institutions are arriving but the retail has not yet followed.
That is where Grand City sits, opposite DPS, and it is not a coincidence — it is the same pattern one stage earlier.
A caveat worth taking seriously
Everything above describes what happened. It is not a forecast, and anyone who tells you a corridor will definitely repeat is selling you something.
What you can do is check the preconditions yourself: is the road actually built or announced? Are institutions committed or rumoured? Is there drainage? Announced infrastructure has a way of staying announced.
